Chimney relining and liner replacement in Hagerstown, MD
When does a chimney need a liner?
A liner is the lining inside the flue. It carries smoke and gases up and out, and it keeps heat and moisture away from the brick and from the house around it. We reline chimneys for homeowners in Hagerstown and across Washington County, MD. Call us at (240) 388-2417 if you think yours needs one.
These are the usual reasons:
- An unlined flue. Many of Hagerstown’s brick houses from the 1880s to the 1930s have original masonry flues, some never lined at all. Whether yours is lined is something we confirm by looking, not by guessing from the age of the house.
- Cracked or shifted clay tiles. Tiles can crack, shift or break apart over the years, and the gaps are not visible from the fireplace. They turn up on a camera inspection. Many 1950s to 1970s ranchers in Halfway, Robinwood and Maugansville have block chimneys with clay tile liners, and those tiles have had decades to crack.
- A new stove or insert. Many rural homes in Jefferson County, WV, are heated partly with wood stoves and inserts. The flue that served the old appliance may be the wrong size or shape for a new one, and the appliance needs a flue sized to it.
- After a chimney fire. A fire can crack tiles or damage the joints inside the flue even when the outside looks fine. The flue should be inspected before anyone uses it again.

A stainless steel liner, sized to what is connected to it
We start with the inspection. A camera chimney inspection shows what condition the flue is really in, and the written report tells you whether a liner is the right fix or whether something else comes first. A liner is not always the answer.
When a liner is the answer, we install a stainless steel liner inside the existing flue. Three things matter:
- Sizing. The liner is matched to the appliance that vents into it. One that is too large for the appliance can let smoke cool too fast and leave more buildup on the walls. One that is too small can restrict the draft.
- Insulation. An insulated liner helps keep the flue warm so smoke rises and less builds up on the walls.
- The chimney around it. A liner does not hold up a chimney. If the brick is loose or leaning, that gets fixed first, through masonry repair or a chimney rebuild.
What relining costs, and what drives it
We do not post a price, because the liner is only part of the job. Once we have seen the flue, we can tell you what yours needs. What drives the cost:
- How tall the chimney is and how we reach the top.
- The shape and size of the flue: round, square or oval, and whether it has bends.
- What is connected to it: a fireplace, a wood stove or an insert.
- Whether the liner is insulated.
- The condition of the existing flue and the chimney around it, including any repair that has to come first.
The inspection settles most of these before we quote.

Other work that goes with a liner
A liner often comes up during a chimney inspection, and it sometimes follows masonry repair or a chimney rebuild. If the chimney also needs cleaning first, that is the chimney sweep. Questions first? Send us a message.
Questions we get about relining
It depends on the factors listed above, and we do not quote without seeing the flue. Call (240) 388-2417 and we will start with an inspection.
It depends on the liner, the appliance and how the chimney is used and kept up. Stainless steel resists the corrosion that wears out other materials, but we do not promise a number of years. Regular sweeping and inspection are what keep a liner doing its job.
Not necessarily. Whether it is required depends on the buyer, the lender and the inspector, and we cannot state one rule for every sale. An unlined or damaged flue is something an inspector can flag, and a camera inspection with a written report gives you the flue’s condition on paper before you list.
Usually, yes. A liner goes in through the top of the chimney, and cold weather does not stop that work the way it stops mortar. Ice or snow on the roof, or high wind, can mean we reschedule for safety.

They were on time, and did a very thorough inspection of our chimney interior and exterior. They took pictures of areas of concern and explained well what what needed to be done or could be left as is. He didn't try to upsell me on anything unnecessary. He also advised us on how to care for everything moving forward and suggested what a plumber might want to to do the next time he is in, thus saving us having a plumbing inspection for certain items. They kept everything on the house very clean. They are not the first chimney service we've used in town but will be the only service we will use moving forward. They did excellent work and we're honest.![]()

Two wonderful men from Andrews Chimney Service came to my house Friday and again today to work on my chimney. They were very professional, and very thorough. They were very polite and knew exactly what they were doing. I thought I would have a mess afterwards but I didn’t at all. I was impressed. I would recommend them to anyone that needs their service. Again, thank you Andrews.![]()

You do yourself a disservice if you don’t consider Andrews Chimney to clean, fix or upgrade your chimney. It is sometimes hard to see the finished product, because after all, it is a chimney, however, if you look closely, you can tell the work is quality as well as the materials used. We had our chimney upgraded to meet current code two years ago. The cost was more than fair.![]()

Professional, left no mess behind, and he pointed out some things that may need to be replaced in a couple years. Time to start a fire with some peace of mind.
